QHow quickly can you close?
Most bridge loans close within 2 weeks. Our rental loans generally close within 4 weeks. The second loan a borrower or broker submits tends to close faster since documents have already been received.
QDo I need good credit to close a loan?
No - most of our loan programs are asset-based. There are often minimum scores well below bank standards, and we make exceptions.
QDo I need cash to close a purchase?
Most lenders (including us) usually require cash as "skin in the game." We do make exceptions frequently.
QHow much experience do I need?
We will finance loans for borrowers with no experience. More experience generally means better pricing.
QAre origination points financed?
Yes. The only upfront fee is generally the valuation report (BPO or appraisal).
QHow do I start?
Submit the preliminary application online (it takes about a minute). We'll respond the same day to confirm if we can finance the deal.
QDo you require initial paperwork?
No. After the online application, we'll request what's needed (often bank statements, scope of work, company docs, etc.). Much of this isn't needed the second time around.
QWhat sort of terms do you offer?

QWill you lend to an individual?
Generally, no- these are business-purpose, non-owner occupied loans. In select states that allow it, we've done individual-name loans before.
QAre personal guarantees required?
Usually, yes - though exceptions have been made.
QDo you lend on owner-occupied properties?
No, we do not.
QWill you finance a 2nd lien position?
No - we specialize in 1st lien mortgages. We're happy to point you in the right direction.
QDo you offer construction financing?
Yes - typically for experienced developers.
QAre you a direct lender?
Yes- loans fund in our name.
QWhen can I expect a preliminary approval?
Within 24 hours after the online application is submitted.
QWill you finance closing costs?
Yes - we generally finance all closing costs.
QWhat income requirements do you have?
We don't have minimum income requirements. These are generally asset-based loans. For rental loans, we require a certain DSCR on the property.
QWill you refinance a property so I can rehab it?
Yes - and we will often finance up to 100% of rehab costs as well.
QWhat properties do you not lend on?
Primary residences, hospitality, and raw land (no permits). Everything else is generally acceptable if it's real estate-based.
